The job
Harbour Gate is a development of 152 one, two and three-bed apartments and duplexes on the banks of the Grand Canal in Naas, built in phases across several four-storey blocks. A scheme like this has dozens of trades working on one site, homes being finished while others are still going up, and a developer who needs to know where the programme and the money stand at any moment.
Mark Morris runs the site for the whole development. He is there every day, so decisions are made where the work is happening rather than at the next site meeting.
How the site is run
The full governance of a multi-unit build, handled by someone who has spent 25 years building.
Programme and reporting
Builds and runs the programme for the whole development, tracks progress against it every day and reports to the developer.
Health and safety
Runs site safety day to day: inductions, safe systems of work and the paperwork that goes with them.
Trades and subcontractors
Sequences and coordinates every trade on site, so blocks keep moving without trades waiting on each other.
Cost control
Tracks cost against budget as the build progresses, so issues surface early rather than at final account.
On time and on budget to date. With a builder running the site every day, programme slips and cost pressures are dealt with as they appear, with the trades, before they reach the developer's report.

Why developers use builder-led site management
Project management firms bring process. Morris Construction brings the same governance, plus builders on site every day who can steer the work itself to completion safely, on time and within budget.
